Renovating, extending and restoring listed buildings
The planning position with listed buildings is clear. Conservation and planning authorities regard the existing property as more important than any alteration, extension or even repair you are proposing. Your project will have to respect the historic style, layout, appearance and materials used – inside and out – in the construction of the original building.
All alterations to listed buildings require Listed Building Consent. In some cases, depending on your plans, you may need planning permission as well. The good news is that there is no VAT on approved material alterations to listed buildings. However the work must be carried out by a VAT-registered contractor and zero rated.
