Complete renovation of a house not touched for over 30 years
This project at Collingtree Park was a complete refurbishment. The house hadn’t been touched since it had been built and was in need of a rewire, new heating, new windows, external facia and soffits, new bathrooms, new kitchen, new stairs, a complete redecoration and new flooring throughout.
The old UPVC windows were stripped out and dual colour Residence 9 windows (U-value 1.2) were fitted in place. The old timber facias and soffits were replaced with black UPVC to match the windows, giving you zero future maintenance.
The heating system was replaced with a gas condensing boiler and pressurised cylinder, providing ample, high pressure hot water for three bathrooms. A low profile wet underfloor heating system was fitted on the ground floor providing efficient even heat. New radiators and a Nest smart thermostat were fitted to the first floor.
When carrying out refurbishments, the “devil is in the detail” and the collaboration between ourselves and the customer is key to maximising the opportunities in relation to services and design opportunities. The clients (Nina and Mik) had a fantastic design focus and are very organised, which led to a very enjoyable project.
All of the bathrooms were stripped out and replaced. Tiles and sanitaryware were sourced, priced and installed.

The house was completely rewired, Cat 6 cabling for internet boosters, CCTV cameras, TV’s and ring doorbell were installed. Electric underfloor heating was installed within the bathrooms. New lighting and power were planned and installed throughout along with provisions for future outside lighting.
Additional insulation was installed within the roof space, floor joists and ground floor structure.
Due to the extent of the work the family had to move out in order to complete the work effectively and as quickly as possible. The discussions and planning prior to the work starting is key in enabling us to plan an accurate schedule of works, allowing the client to move back in as quickly as possible and therefore reduce any rental costs.
The house has been transformed. Gone is the outdated layout and the small, closed-off rooms. In their place is a more open-planned family friendly feel with more en-suite bathrooms and a great family entertaining space.
The tired fixtures and fittings have been replaced with a blend of modern and traditional finishes. This, combined with clever design, has made for a fantastic family house and has also greatly improved the value of the house.
