We at Smart Build Services embarked on an ambitious self-development project at Broad Lane, Husbands Bosworth, purchasing a challenging sloping plot and transforming it into three executive detached houses. This project demonstrated our expertise in design, build, and strategic property development on a demanding site.
Our overarching vision was to establish a sustainable development that would not only enhance the village, but also deliver a superior quality of finish, setting our homes apart in the market.
Consideration and careful planning proved that challenging sites could be transformed into premium developments through innovative engineering and thoughtful design. The houses needed to feel like a natural evolution of the village rather than an imposition upon its established character.
Broad Lane’s location presented unique challenges. As a village situated at the crossroads of major routes the narrow, winding roads were never intended to accommodate the demands of modern construction traffic. These charming yet constrained thoroughfares became our greatest logistical challenge. To ensure the safe and efficient movement of materials and services, planned routes, schedules and communication with the village were key. Carefully coordinated road closures and comprehensive traffic control measures were also needed. Our approach involved working closely with local authorities and utility providers to sequence service installations and minimise disruption. We also designated specific areas on-site for deliveries and material storage, effectively creating a construction staging area within the tight confines of the old village.
We maintained open and regular communication with local residents, providing advance notice of major deliveries and temporary access restrictions. By keeping the community informed and involved, we were able to build trust and minimize disruption throughout the construction process.
This project’s most significant challenge and defining feature was the extremely sloping nature of the site at Broad Lane.
We had to overcome substantial engineering hurdles to create level plots suitable for development. The key to unlocking the site’s potential lay in expertly designing and constructing three major structural retaining walls, releasing maximum usable space for each House.
Soil samples and tree analysis allowed our engineers to produce comprehensive structural designs solutions. Wide strip foundations, starter bars, hollow blocks with reinforced re-bar gave the walls the necessary strength. Overhead concrete pumps were used, filling the hollow block voids. The walls were then faced with brickwork and timber cladding.
These retaining walls not only provided a practical solution but also became a defining architectural feature, harmoniously blending with the historic landscape.
Throughout the build, we established comprehensive waste separation and recycling protocols, ensuring that all construction waste was carefully sorted on-site with materials diverted from landfill wherever possible.
Each house was fitted with energy-efficient heat pump systems, providing sustainable heating and hot water solutions that align with modern environmental responsibilities. We selected these systems not only for their environmental benefits but also to reduce long-term running costs.
The local community embraced our development throughout the construction process. Daily dog walkers became informal project observers, offering encouragement and positive feedback as the houses took shape. We developed strong relationships with neighbouring farmers and surrounding residents who appreciated both our construction methods and the quality of the finished homes.
We delivered three executive detached houses that enhanced Husbands Bosworth’s village environment while adding a new chapter to its continuous evolution from an old settlement to a modern community. The feedback from the wider community was
